Moving From Massachusetts to Florida: What I Tell Every MA Buyer

The taxes you stop paying, what your Boston-area money buys here, the towns Massachusetts buyers actually choose, and the costs that go up. Numbers from the Massachusetts Department of Revenue, the Census Bureau and the Miami MLS, not a listicle.

The one-paragraph version: a Massachusetts couple with $300,000 of taxable income stops paying about $15,000 a year in state income tax the day they become Florida residents, and Massachusetts's estate tax, which taxes the whole estate once it crosses $2 million, disappears entirely. Massachusetts's average property tax rate, 1.00%, still runs above Miami-Dade's 0.81%. Boston rent runs well above Miami; a Middlesex or Norfolk County home costs roughly the same as a comparable Miami-Dade one. What costs more here: homeowners insurance, and property tax on a fresh purchase since Florida resets your assessment to the price you paid. Massachusetts sends more people to Florida than almost any other state.

The taxes you stop paying

Florida has no state income tax and no estate tax. Massachusetts charges a flat 5% on most income plus a 4% surtax on the highest earners, and its estate tax is unusual: cross the $2 million threshold and the entire estate is taxed, not just the amount above it. Those two facts do most of the work when a Massachusetts client asks me why the math favors Florida.

The math is simple because Massachusetts is a flat-rate state: $150,000 × 5% = $7,500; $300,000 × 5% = $15,000; $500,000 × 5% = $25,000. Above $1,083,150 of taxable income, the "Fair Share Amendment" adds a 4% surtax, for a top effective rate of 9% on the amount over that threshold, but none of the examples above reach it. Massachusetts's estate tax is a cliff, not a bracket

Massachusetts's estate tax filing threshold is $2,000,000 for deaths on or after January 1, 2023. Cross it and the tax applies to the entire estate, not just the excess, a "cliff" structure that catches a lot of ordinary homeowners once a paid-off house and retirement accounts are added up. Rates run 0.8% to 16% on the taxable estate. Florida has no estate tax at all, for any beneficiary or any estate size.

Where it goes wrong: the savings only exist once Massachusetts agrees you actually left. See the residency section below before you assume the Massachusetts side of the ledger is closed.

Property tax: still higher than Miami, just not dramatically

Suffolk County's low effective rate reflects Boston's own assessment and exemption structure keeping the bill down despite high home values, not a genuinely cheap tax system. Two Florida rules make the real bill even better for a primary residence: the homestead exemption removes up to $50,722 (2025) from your assessed value, and the Save Our Homes cap limits future increases to 3% a year or the CPI change, whichever is lower (2.9% for 2025) once you are homesteaded. The catch: as a new buyer you are assessed at your purchase price, not the seller's capped number, so never estimate your bill from the current listing sheet.

Cost of living: Massachusetts vs Miami

Boston is one of the most expensive rental markets in the country. Even after Boston rents cooled slightly this year, Miami still runs meaningfully cheaper.

Boston's all-unit average rent runs about 34% above Miami's and 30% above Fort Lauderdale's, even though Boston rent actually eased about 2% year over year while Miami and Fort Lauderdale both ticked up slightly. Gas ran $4.40 a gallon in Massachusetts on AAA's state average the week I pulled these numbers, against $4.33 in Florida from an AAA pull two days earlier, a much smaller gap than the rent difference. I could not confirm a current, dated Massachusetts-specific car insurance or home insurance premium in this pass; ask me for the current number if you want a side-by-side.

A Greater Boston median easily buys a single-family home with a pool in Weston or Coral Springs, or a well-located condo in Miami Beach or Aventura, with a meaningful amount left over. Buyers who sold a Middlesex, Norfolk or Suffolk County property typically shop the $700,000 to $3,000,000 range here, landing on a country-club home in Boca Raton, a waterfront condo in Miami Beach, or a classic single-family home in Coral Gables. The listings strip below pulls what is on the market right now in that range.

Where Massachusetts buyers actually land

Massachusetts was the 5th largest out-of-state buyer group in South Florida's 5-county luxury market in H1 2026, per MIAMI REALTORS, but that report tracks the whole region as one figure and does not name a specific destination city. Here is the pattern I see in my own transactions.

The honest part

Homeowners insurance costs more

The latest finalized industry data (NAIC 2022, via the Insurance Information Institute) puts Florida's average homeowners premium at $2,677 a year, the highest in the country. I could not confirm a current, dated Massachusetts-specific premium to compare it against in this pass. Current Florida quotes run above that 2022 figure and vary enormously by property age, roof and distance from the water. Get a quote on the specific address before you make an offer; I can introduce you to the brokers my clients use.

Condo buildings have new rules since Surfside

After the 2021 Surfside collapse, Florida changed its condo law. Buildings three stories and taller now face mandatory milestone structural inspections as they age and must fully fund reserves for major components instead of voting to waive them. Older towers that deferred maintenance are passing special assessments now; newer, well-run buildings are stable. Before I let a Massachusetts buyer fall for a tower, I pull the milestone inspection status, the reserve study and any recent or pending special assessments.

Hurricanes

Season runs June through November. South Florida has taken eight hurricane landfalls since 2017: Irma (2017), Michael (2018), Ian and Nicole (2022), Idalia (2023), and Debby, Helene and Milton (2024), with zero landfalls in 2019, 2020, 2021 and 2025. Modern towers built to the post-Andrew wind code, impact glass and elevated equipment handle it well; older single-family homes need shutters or impact windows and a roof the insurer likes. The day-to-day reality is more about August heat than storms.

Are people still moving from Massachusetts to Florida?

Yes, more so than from almost any other state, though the overall stampede into Florida has slowed a lot since 2022.

What that means for a buyer: Massachusetts sends more people to Florida than nearly any other state, but the bidding-war years here are over. Inventory has rebuilt and there is real negotiating room, especially on condos and anything that has sat more than 60 days.

Getting back and forth

Boston Logan flies nonstop to Fort Lauderdale in about 3 hours 32 minutes on JetBlue, Delta and Allegiant, with weekly frequency cited anywhere from about 28 to 39 departures depending on the source and season. Logan to Miami runs about 3 hours 59 minutes on American and Delta, with 53 to 69 weekly departures across the airlines that serve it. Palm Beach International is also a strong option for Boston-area buyers headed to the Boca or Delray area: about 3 hours 12 to 19 minutes nonstop on JetBlue, Delta and American.

Becoming a Florida resident, and stopping being a Massachusetts one

Massachusetts calls your true home your "legal residence" or domicile, weighing family, social, economic and other ties, with the burden on you to prove you changed it. Separately, the 183-day statutory residency test makes you a full-year Massachusetts resident even without domicile there if you maintain a permanent place of abode in the state and spend more than 183 days there in the tax year; a hotel room, dorm, or a home leased out to unrelated tenants for a year or more generally does not count as a "permanent place of abode." The practical checklist: a Florida driver's license and voter registration, a Florida homestead exemption filed on the new home, doctors and advisors moved, a day count kept, and the Massachusetts property sold or clearly secondary.

A realistic timeline

  1. Month 0: a video call with me on budget, towns and the tax picture; I send a first set of listings.
  2. Month 1: one trip down, two days, ten to fifteen showings across two or three areas.
  3. Months 1 to 2: offer, inspection, condo document review (milestone status, reserves, assessments), insurance quote, financing if any.
  4. Month 3: closing. Florida closings run 30 to 45 days from contract on a financed deal, faster for cash.
  5. After closing: homestead exemption filed with the county property appraiser (deadline March 1 of the following year), license, registration, the residency paper trail.

IRS migration data for 2022 to 2023 shows about 12,159 Massachusetts tax returns, covering roughly 19,927 individuals and about $2.54 billion in adjusted gross income, moved to Florida, making Florida Massachusetts's top out-of-state destination that year, ahead of New York and New Hampshire. Census data shows Massachusetts's overall net domestic migration was negative 33,340 for the year ending June 30, 2025, while Florida's was positive 22,517 in the same period.

How long is the flight from Boston to Miami or Fort Lauderdale?
