Best Places to Live in Florida for Families

I sell South Florida, so this is the South Florida answer, not a statewide one. Eleven suburbs and Miami neighborhoods ranked on the one fact that actually matters, the school district's own grade, plus real prices, commutes and the two private schools whose tuition I can source.

Short answer: for South Florida families I lead with Weston, Pinecrest, Parkland and Coral Springs for schools and space, Coral Gables and Aventura for a shorter drive into the city, and Coral Springs or Davie if budget matters most. Every city below sits in an A-rated school district (Miami-Dade, Broward or Palm Beach County, 2024-25). This page does not cover Tampa, Orlando or Jacksonville.

How I ranked these

Families ask me the same three questions: is the school actually good, how far is the drive, and what does it cost. The one number I trust without qualification is the Florida Department of Education's own district grade, released July 2025 for the 2024-25 school year. Individual school names below, GreatSchools ratings, Niche rankings, SchoolDigger scores, come from private aggregators, not the state, so I label them "schools families ask me about" rather than official grades. Parks and crime data are not in this guide; I could not confirm either from an official source I would put my name on, so I left them out rather than guess.

Best Miami neighborhoods for families

Within Miami-Dade specifically, families I work with land in six neighborhoods: Pinecrest, Palmetto Bay, Coral Gables and Aventura, already covered above, plus these two.

Private school tuition, where I can source it

Two private schools I get asked about publish their own tuition directly. Ransom Everglades in Coconut Grove charges $57,300 for 2026-27 across grades 6 through 12, lunch included. Gulliver Preparatory, with campuses across Miami-Dade, tiers 2026-27 tuition at $36,400 for PK through senior kindergarten, $40,200 for grades 1 through 4, and $56,100 for grades 5 through 12. Other private schools in the area publish tuition too, ask me and I will pull the current number directly from the school rather than repeat a figure I have not verified myself.

Coral Springs and Davie post the lowest medians on this page, $638,278 (Redfin, August 2026) and roughly $520,000 to $558,000 (Redfin, 2025 to 2026 monthly cuts), both still zoned into A-rated districts. Aventura is the most affordable option close to the beach at $449,702.

Are Weston and Coral Springs good for families?

Yes, for different budgets. Weston has the area's most talked-about high school, Cypress Bay, a Niche A-plus with a 98% graduation rate, but a median sale price of $764,000. Coral Springs delivers a similar Broward A-rated district experience, including Marjory Stoneman Douglas High, at a median of $638,278.

What private schools do South Florida families ask about?

Ransom Everglades in Coconut Grove and Gulliver Preparatory across its Miami-Dade campuses are the two I hear most often. Ransom Everglades runs $57,300 for 2026-27 across grades 6 through 12. Should a family buy a house in the suburbs or a condo in the city?

Most families I work with choose the suburbs, Weston, Pinecrest, Parkland, Coral Springs or Palmetto Bay, for the yard and the A-rated zoned school. Families who want a shorter commute and are fine with condo living choose Coral Gables or Aventura instead. Very few families end up in Brickell or Downtown Miami, that is more of a young-professional market.
