Best Places to Live in South Florida: A Broker's Ranking
Twenty-two cities and neighborhoods, from Collins Avenue condo towers to Palm Beach horse country, with the population, price, school grade and commute numbers I actually use with buyers.
The short version: there is no single best place to live in South Florida, only the best fit. Beachfront condo living points to Sunny Isles Beach or Aventura. Walkable city life points to Brickell or Downtown Miami. Top schools and more land point to Weston, Pinecrest or Coral Springs. Value points to Doral, Coral Springs and Davie, all under $640,000 median. Palm Beach County points to Boca Raton or Delray Beach. Every city below carries a Florida Department of Education district grade of A.

How I rank a place
Not an algorithm, just years of showing these places to buyers, checked against the district's official grade, the Redfin median, Walk Score where one exists, and a real drive time to the airport.
- Schools. The Florida Department of Education's district grade (2024-25) is the one fact I treat as solid. Named schools below come from GreatSchools, Niche or SchoolDigger, aggregators, so I flag them as schools families ask me about, not official grades.
- Commute. Drive times to MIA are off-peak, geographic estimates, not a live traffic pull.
- Price. Redfin's median sale price, dated. Where two sources disagreed sharply, I say so and tell you to ask me instead of printing a guess.
- Walkability. Walk Score, where a number actually exists. I don't invent one for cities that lack a published score.
Beach towers
The Collins Avenue and barrier-island corridor. Full-service buildings, ocean views, and the highest concentration of Northeast and Latin American buyers.

The Collins Avenue high-rise corridor: doorman, pool, beach service, incorporated in 1997. Population 22,395. Median sale price $925,000 (Redfin, November 2025). District A. About 25 to 30 minutes to MIA.

Aventura
Waterfront condos and gated single-family streets. Population 39,880. Median sale price $449,702 (Redfin, August 2026). Aventura City of Excellence, a K-8 charter, posted 98% Algebra 1 proficiency in 2024-25. District A. About 20 to 25 minutes to MIA.
- Quiet money
Bal Harbour
Low-rise, ocean-to-bay, home to the Bal Harbour Shops. Too small for the Census to publish a standalone population, ask me for a current estimate. Median sale price $1,699,075 (Redfin, June 2026). Zoned K-8 Ruth K. Broad Bay Harbor carries an A. District A. About 30 minutes to MIA.

Surfside
Five blocks between Bal Harbour and Miami Beach. Population 5,591. My last two price sources disagreed by close to $1 million, ask me for the current number. Nautilus Middle is the zoned middle school, rated A-minus by a school-grade aggregator. District A. About 25 to 30 minutes to MIA.

Miami Beach
South of Fifth for restaurants at your door, Mid-Beach and North Beach for more space per dollar. Population 81,594. Median sale price $550,000, $583 a square foot (Redfin, August 2026). District A. About 20 minutes to MIA.

South Florida's densest downtown: high-rises, finance, and a walk to work. Brickell Avenue scores 99 on Walk Score, a Walker's Paradise, Downtown Miami 91. Brickell's median sale price is $648,000, Downtown Miami $580,000 (Redfin, Aug. 2026). District A. About 15 minutes to MIA.

Coconut Grove
Miami's oldest neighborhood: canopy streets and sailing clubs. Part of the City of Miami rather than its own Census entity, ask me and I will pull current comps. Coconut Grove Elementary carries a 10/10 GreatSchools rating. District A.

Coral Gables
Branded The City Beautiful, with its own historic-preservation ordinance since 1973. Population 49,578. Median sale price $1.7 million, $859 a square foot (Redfin, June 2026). Coral Gables Senior High and Miami Palmetto Senior High both carry Niche A grades. District A. About 15 minutes to MIA.

Key Biscayne
An island reachable only by the Rickenbacker Causeway, opened in 1947. Population 14,815. Median sale price $1,524,237 (Redfin, July 2026). Key Biscayne K-8 Center feeds Coral Gables Senior High. District A. About 25 minutes to MIA.

Population 18,635. Median sale price $2,098,949 (Redfin, July 2026). Miami Palmetto Senior High ranks 235th of 838 Florida high schools per Niche. District A. About 20 minutes to MIA.

Zoned for Howard Drive, Perrine and Coral Reef elementaries. Population 24,886. Median sale price $1,174,361 (Redfin, June 2026). Miami Palmetto Senior High ranks 64th statewide. District A. About 25 minutes to MIA.

Doral
Closest of these suburbs to the airport, about 10 minutes to MIA. Population 81,634. Median sale price $617,092 (Redfin, August 2026). Doral Academy of Technology was named Florida's number one public middle school by U.S. News. District A.
- Master-planned
Weston
Home to Cleveland Clinic Florida, the metro's top-ranked hospital per U.S. News 2026-27. Population 69,588. Median sale price $764,000 (Redfin, most recent monthly cut, September 2026 pull). Cypress Bay High carries an A-plus from Niche. District A. About 20 to 25 minutes to FLL.

Parkland
Population 39,186. Recent medians have run $1.1 million to $1.25 million (Redfin, November 2025 to August 2026 monthly cuts), a range rather than one fixed number. Riverglades, Heron Heights and Park Trails elementaries all carry 5-star ratings. District A. About 30 to 35 minutes to FLL.

Coral Springs
Population 138,783. Median sale price $638,278 (Redfin, August 2026), more house for the money than the coastal cities here. Marjory Stoneman Douglas High carries an A-plus from Niche. District A. About 25 to 30 minutes to FLL.
- Central Broward
Plantation
Population 99,183, about 15 minutes from FLL. My pricing sources disagreed by nearly 50% on the current median last time I checked, ask me for a fresh number. District A.

Davie
Keeps its agricultural and equestrian character under the town's own Western Theme Design Manual. Population 110,851. Medians have run $520,000 to $558,000 (Redfin, November 2025 to September 2026 monthly cuts). District A. About 15 minutes to FLL.

Fort Lauderdale
The airport sits inside the city, 10 to 15 minutes from most neighborhoods. Flagler Village and Downtown both score 89 on Walk Score, Colee Hammock 86, citywide 56. Population 188,677. Redfin's monthly cuts have moved between $575,000 and $600,000 over the past year. Several Broward elementaries here moved to an A in 2024-25, per BCPS's own release. District A.

Downtown Delray, along Atlantic Avenue, scores 94 on Walk Score, a Walker's Paradise, even though the city overall is car-dependent at 35. Population 69,809. Recent monthly medians have run $510,000 to $545,000 (Redfin, May to September 2026 cuts). Morikami Park Elementary ranks 5th of 2,258 Florida elementary schools. District A. About 30 to 35 minutes to FLL.

Branded the Winter Equestrian Capital of the World, home to Wellington International's Winter Equestrian Festival. Population 62,662. Median sale price $650,000, $299 a square foot (Redfin, Aug. 2026). District A. About 45 to 50 minutes to FLL, horse country, not a beach commute.

What is the best city to live in Florida?
I only sell South Florida: for most buyers it comes down to Coral Gables or Weston for schools and space, Fort Lauderdale for value and walkability, or Sunny Isles Beach and Aventura for full-service condo living. Tampa, Orlando and Jacksonville each have their own answer, and I am not the right person to give it.
What is the most affordable place to live in South Florida?
Doral, Coral Springs and Davie post the lowest medians here, $520,000 to $640,000 (Redfin, 2025 to 2026 monthly cuts), against $1 million or more in Coral Gables, Pinecrest or Bal Harbour.
Is Fort Lauderdale or Miami a better place to live?
Fort Lauderdale gets you more house and a lower price per square foot, with the airport inside the city and walkable pockets like Flagler Village. Miami, meaning Brickell, Downtown or Miami Beach, gets you density and the shortest commute downtown. Quiet evenings and a car point to Fort Lauderdale; walking to dinner points to Miami.
Where should families live versus retirees in South Florida?
Families land in Weston, Pinecrest, Parkland, Coral Springs or Palmetto Bay for schools and yard space. Retirees lean toward Boca Raton, Delray Beach, Aventura and Sunny Isles Beach for low-maintenance condos and healthcare access. I break both out in full on my families guide and retirees guide.
What are the best places to live on the east coast of Florida?
If you mean South Florida's east coast: Aventura and Sunny Isles Beach down through Miami Beach and Brickell, north to Fort Lauderdale, up into Boca Raton and Delray Beach. That is exactly the coastline this guide covers, and every city above sits on or near it.
